The Escrow Specialists, Inc. (“we,” “our,” or “us”) is a California-licensed escrow company headquartered in Irvine, California. We respect your privacy and are committed to protecting the personal information that you share with us.
1. Scope of this policy
This policy describes how we collect, use, and disclose personal information when you visit www.theescrowspecialists.com (the “Site”). It does not cover information you provide to us through escrow files, signed instructions, or other channels governed by California Department of Financial Protection and Innovation (DFPI) regulations and your individual escrow agreement.
2. Information we collect on the Site
The Site is informational. We do not operate web forms, accounts, or document portals on it. We collect only:
- Technical data automatically logged by our hosting provider (Microsoft Azure Static Web Apps): IP address, user-agent, referrer, and timestamp. Used for security and abuse prevention.
- Analytics data via Google Analytics 4 (measurement ID G-MV19YR5XDK) — only after you grant consent. IP addresses are anonymized. No advertising or remarketing pixels are active on the Site at this time.
- Local storage for your consent choice (key
tes-consent-v1), stored on your device for up to 365 days. No identifier leaves your browser.
3. How we use the information
- To operate, secure, and improve the Site.
- To understand aggregate visitor patterns (pages viewed, session duration) — only with consent.
- To respond to inquiries you initiate by phone or email.
We do not use Site data to make automated decisions that produce legal effects.
4. Sharing
We do not sell or share your personal information (as those terms are defined under the California Consumer Privacy Act, as amended by the CPRA). We disclose data only to:
- Service providers bound by contract: Microsoft (hosting), Google (analytics, when you consent).
- Legal authorities, if required by law, subpoena, or to protect our rights and the safety of others.
5. Cookies and similar technologies
The Site uses Google Consent Mode v2. By default, analytics and advertising storage are denied for every visitor. When you accept analytics in the consent notice, Google Analytics may place first-party cookies (_ga, _ga_*) for up to two years. You can re-open the consent notice at any time using the Cookie preferences link in the footer.
6. Your rights
Depending on your jurisdiction, you may have rights to access, correct, delete, restrict, or port the personal information we hold about you, and to withdraw consent.
- California residents (CCPA/CPRA): You have the right to know, delete, correct, and limit the use of sensitive personal information; the right to opt out of the sale or sharing of personal information (which we do not engage in); and the right not to be retaliated against for exercising your rights.
- EU/UK residents (GDPR/UK GDPR): You have the rights of access, rectification, erasure, restriction, portability, objection, and withdrawal of consent. Our legal basis for processing analytics data is your explicit consent (Art. 6(1)(a)). For inquiries you initiate, the legal basis is our legitimate interest in responding (Art. 6(1)(f)).
- To exercise any right, contact us using the details in section 9. We will respond within the timeframe required by applicable law.
7. International transfers
We are based in California. If you access the Site from outside the United States, your information will be transferred to and processed in the United States. Where required, we rely on Standard Contractual Clauses and our processors’ certifications to safeguard such transfers.

We retain Site data only as long as necessary for the purposes described above or to comply with legal obligations. We use industry-standard administrative, technical, and physical safeguards designed to protect your information, though no system can be guaranteed perfectly secure.
