What is escrow?

Escrow is a neutral process where a third party (the escrow holder) manages the funds, documents, and instructions involved in a real estate transaction until all conditions are met and the sale is finalized.

​How long does escrow take?

The typical escrow period is 30 to 45 days, but it can vary depending on financing, inspections, and contract terms.

When does escrow open?

Escrow opens once the buyer and seller sign a purchase agreement and the buyer deposits earnest money with the escrow company.

Who chooses the escrow company?

This is negotiable. In many cases, the seller’s agent selects the escrow holder, but both parties must agree.

What are escrow instructions?

These are written instructions signed by all parties, outlining exactly how the escrow should be handled — including terms, conditions, and timelines.

What are closing costs, and who pays them?

Closing costs include fees for escrow services, title insurance, recording, and more. Responsibility for payment is negotiated in the contract, but both buyer and seller typically have some costs.

Can I cancel escrow?

Yes, but only under specific circumstances — such as if contingencies aren’t met. Canceling outside of those terms could result in forfeiting your deposit.

Is my money safe in escrow?

Absolutely. Escrow funds are held in a secure trust account and released only according to the signed instructions from all parties.

What happens on closing day?

All documents are signed and funds are distributed. Once the deed is recorded with the county, the transaction is complete and the buyer officially owns the property.

How do I avoid escrow fraud?

Always verify wire instructions by phone, never trust last-minute changes via email, and contact your escrow officer if anything seems suspicious.
